The existing property's proximity to wetlands would have reduced the allowable footprint of a new house significantly.  Instead of a brand new house, my clients decided to renovate the majority of the existing house while adding on to the front of the house where there was a sliver of land where they were allowed to build new.  They wanted to change the contemporary style to a more traditional style in keeping with the historic seaside community.
